IFF is one of America’s leading nonprofit Community Development Financial Institutions (CDFI). Our mission is to strengthen nonprofits and the communities they serve by providing leadership, capital, and real estate solutions.

IFF is dedicated to bringing high-quality affordable housing to low-income households across the Midwest. We offer flexible, affordable financing at all stages of regulated rental housing development – predevelopment, construction, and permanent financing – in Illinois, Iowa, Indiana, Kansas, Michigan, Minnesota, Missouri, Ohio, and Wisconsin. Additionally, we offer a full breadth of development services that help communities thrive. Our expertise in feasibility analysis, complex transaction structuring, and construction management provide nonprofits with a trusted collaborator.
