About CSI Support and Development Services
Founded in 1945 by pioneers of southeast Michigan’s cooperative economic movement, CSI initially created several cooperative ventures including a dairy, grocery store, credit union, and optical service. In 1965, we developed our first cooperatively managed apartment building. Today, CSI exclusively develops, owns, and manages cooperative affordable senior housing.
While our business model has evolved, our commitment to cooperative principles remains unchanged. As described above, every CSI resident is a member of the co-op and every co-op member has a say in how their home is run.
We own and manage 7,022 independent senior units in Michigan, Massachusetts, Maryland and California. Approximately 80% of our housing units offer rental subsidy to our residents. All CSI buildings are affordable, utilizing a range of federal and state programs. We consistently receive high ratings from HUD and state agencies for the excellent maintenance and management of our properties.
Our largest portfolio is in Southeast Michigan. In the metro Detroit area one in 650 housing units is in a CSI co-op. The municipality in which we have the greatest number of units is our 736-unit in Baltimore Maryland. Our portfolios in Southern California and metro-Boston are 100% subsidized, allowing us to provide truly affordable housing in these high-cost housing markets.
Over the past five years, securing additional rental subsidy for our residents has been a top priority. Over this period and using a variety of methods, we have secured new rental subsidy contracts for more than 700 units. Throughout our portfolio we explore every opportunity to provide the services our members need to age in place.
Our commitment to maintaining these properties in perpetuity drives our continuous reinvestment in them, ensuring that they remain available to future generations. This approach has strengthened CSI financially, enabling us to expand our portfolio and enhance our supportive services.
